Rental Policies

Making a Reservation
Renter must be at least 25 years of age and occupying the rented property during the rental period. At the time of booking, you must sign the Rental Agreement and pay a non-refundable 25% deposit. The remaining balance is due 60 days prior to your arrival date. This includes all taxes, surcharges and additional fees if any. If booking a reservation within 60 days of your arrival, then the full amount is due at the time of booking. If you are booking only one (1) night, then the full amount is due at the time of the booking. Winter Holiday reservations are treated differently with a non-refundable 50% deposit due at time of booking and the remaining balance is due 60 days prior to your arrival date. Also, please note that the Renter's name on the Rental Agreement has to match the name on the credit card being used to make the payment(s). If you are not the person who will be signing the Rental Agreement, then please have the person who will be signing the rental agreement email us directly to request the Rental Agreement.

How to pay
We accept Visa, MasterCard, Discover, personal checks & cash. When you have decided to make your reservation, please email us and request that we email you the short-term rental agreement.

Security Deposit
Depending on the property, a refundable Security Deposit in the amount of $500 to $1,500 must be secured by check or credit card when making your reservation. This is required to protect the privately owned home you are renting against damages, losses or excessive cleaning that is beyond the norm. The security deposit may be retained for 15 business days if there are damages, losses or excessive cleaning to evaluate. The Security Deposit will not be charged, unless damages, losses or excessive cleaning to the property occurs. Please see page 2 of the Rental Agreement for specific details. Please contact us immediately if accidents or damages occur during your stay.

Cancellation Policy
Due to the nature of the short-term rental business, we cannot offer a refund for cancellations occurring less than 60 days prior to your arrival date. You will forfeit all monies paid unless we are able to rent the property for the exact same dates, in which case we will issue a refund, minus a 20% cancellation fee. If you made your reservation more than 60 days prior to your arrival date and paid a deposit instead of the full amount, then this deposit amount is not refundable under any circumstances. If you qualify for a refund, then it will be issued to you within 15 business days after your original reservation's departure date. We regret that there are no refunds for late arrivals, early departures, weather, snow conditions, airport closures or road closures. We recommend that you purchase Travel Insurance through a Travel Insurance provider in order to avoid unexpected disappointments. We do not provide Travel Insurance.

Minimum Stays
A minimum 4-night rental is required for most properties during the Winter Holidays and a minimum 3 or 4 nights during other Holidays and some weekends. Reservations for fewer nights are possible depending on the season and for last-minute reservations.

Check-in is at 4:00 PM on your arrival date. Check-out is at 10:00 AM on your departure date. Late check-outs and early check-ins may be granted depending on availability and our housekeeping schedule. Please contact us 3 days prior to your arrival date to see if we can accommodate your request for an early check-in and/or late check-out.

Pets are only permitted at one (1) of our properties (423 S. French Street House) with prior approval. If any pets are permitted inside any of our properties that are designated as "No Pets Allowed", the entire security deposit will be charged and forfeited. Due to the number of people with pet allergies, an additional $75 pet fee, which does not include any damages is required. Please clean-up after your dog to avoid additional cleaning fees and provide a clean environment for your neighbors and our next guests. Please see your Rental Agreement to see if pets are allowed and specific fees.

No Smoking
All properties are NON-SMOKING, no exceptions. If there is any evidence of smoking or smoke odor inside the property, the entire Security Deposit will be charged and forfeited. If you smoke outside, please do not throw your cigarette butts around the perimeter of the home in order to avoid additional cleaning fees and to provide a clean environment for your neighbors and our for our next guests. Please use a bottle with a little water on the bottom to extinguish you cigarettes and leave the bottle outside.

Prior to your arrival, your vacation home is cleaned and furnished with fresh linens, towels and supplies. Daily housekeeping is not included, but is available upon request, for an additional fee.

Special Events
If you are planning any type of event, you are required to discuss the nature of the event with us before requesting a reservation. You will be required to comply with the individual home rules. We reserve the right to cancel your reservation with no monies refunded if your event is not disclosed to us and approved by us in advance.

Directions & Instructions for Check-in & Check-out
Directions and instructions for the property which you have reserved will be provided to you when the full balance has been paid. Key access will be disclosed with the instructions as well.

Insufficient Funds
A $35 service fee will be charged for each transaction that is denied because of insufficient funds.

Rental Guarantee
The specific property and the dates you reserve are guaranteed. However, if an unforeseen circumstance causes the home to become uninhabitable, we reserve the right to substitute that property with a comparable sized property.

Lost & Found
Please be sure to check the property for all of your personal belongings before you check-out. If you do forget or leave something behind, then we will be happy to hold it for you if you can pick it up within 30 days. We can also ship the item to you for a $50 fee, plus shipping charges.
